Simply put, it is a picture created by a very sophisticated and expensive camera that senses temperature differences in the materials it scans. It's been used for decades across many fields from commercial and industrial to medical applications.

Here's how it's done

We rely on our training to interpret the images produced by the infrared camera to guide us in revealing anomalies that may be report worthy. This is not always enough. If it's moisture related, the use of a very sensitive moisture meter will help verify this.
